Condo Inspection

A Condo Inspection differs from a single family Home Inspection because the outside of the building is not inspected. Therefore I charge less for this type of inspection. Usually $215 to $235. But don’t let the low price fool you. Even in the smaller condos I will usually spend an hour and a half on the inspection. That is still longer than some inspectors spend on a single family inspection that includes inspecting the exterior. Plus if the heat and hot water are common (meaning that each individual condo does not have its own heating system and hot water heater) then you can save an additional $25. Now just because there are fewer systems to inspect on a condo doesn’t mean you should skip the inspection. There are many things in a condo that need to be checked.

Starting in the Kitchen, I look at the ceiling, walls and floors. If there is a window I make sure it opens properly and that the window glass is not broken. Then I check the electrical outlets and light switches. And you need to make sure that sink and faucet are installed properly and that the pipes under the sink are sloped the right way and are not leaking. And I make sure that the cabinet doors are in working order and that the counter top is not damaged. Plus no inspection of the kitchen would be complete without checking the refrigerator, stove and oven, dishwasher and built in microwave. The heat is also checked to make sure that one or more rooms don’t get cold in the winter months.

Each room is then inspected in a similar way, staring with the ceilings, walls and floor. The doors are tested to make sure that they close properly. And the windows are also test to make sure they work properly and that window glass is not broken. Plus each electrical outlet and light switch that are accessible are tested (not just one per room like some other inspectors do). And if there is a ceiling fan in the room ,I test that as well. The heat is tested in every room to make sure that there is proper flow or that the radiator heats up. And the smoke detectors are tested for your safety.

The bathroom takes some more attention than other rooms much like the kitchen does. I make sure the bathroom sink is attached properly to the wall so the pipes are not exposed to movement that could cause a leak later in their life. Plus the pipes are checked to make sure they are not leaking at the time of the inspection. And one of the most common problems I find in any bathroom inspection is a loose toilet. They need to be properly secured so that they don’t slowly leak and cause the floor under the toile to rot. The bathtub or shower is another area that needs special attention. Since they are exposed to water on a regular basis, they need to be inspected for water damage behind the walls, the usual sign is a weak spot in the wall.

Some condos have assigned detached garages. If I have access to it I will inspect it as well.
