Many realtors consider me to be a Condo Inspection specialist because I have done so many for them. Condos do not take as much time as a single family home inspection and therefore I don’t charge as much for them. But I still highly recommend getting a Condo Inspection because there are still many defects that can be found in a Condominium that you will want to be made aware of before going through with the purchase of such a large investment. One thing that I have learned after being in this business since 2003 is that a lower priced Home Inspection is usually not a good deal. My inspections usually take an average of three hours for a single family home, depending on the size. And I limit myself to no more than 2 single family home inspections per day. Any more than that and any other inspector cannot guarantee to give each inspection the time and energy that you deserve and are paying a good deal of money for. One of the most common questions I get on the phone from potential customers is “what does your home inspection cover”. The best answer that I have for that is a Home Inspection Sample Report. That will give you a very good idea of everything that I look at. Plus you can look at my Home Inspection List of what is covered and not covered.
